Modern Balinese in Acacia Estates

Five buildings around one amenity core.

The Birchwood reads as a low tropical resort rather than a city block: tropical hardwoods, dark stone finishes and structured symmetry across five six-story buildings, with the pools, clubhouse and open lawn held in the middle. Photos shown are DMCI Homes' own site photography.

Amenities

One amenity core shared by all five buildings.

A lap pool and leisure pool run through the middle of the site, with a clubhouse holding the fitness gym, game area, audio visual room and function room, and an open lawn, picnic grove, play area and multi-purpose court among the landscaped gardens, all under 24-hour security. Four of the views below are DMCI Homes' own renders of the amenity core; the audio visual room is a photograph of the finished room.

Five buildings on 16,909 square meters.

Alder, Calathea, Evergreen, Maple and Oleander ring the amenity core, each carrying six residential levels: one basement parking level under Alder and two under each of the other four. The plans below name the buildings, the amenities and the two unit types on a typical level. Open any of them to see it full size.

Plans are the architect's perspective, indicative and not to scale, and the typical level plans are the Alder Building's. A specialist walks you through per-floor plans, including which units sit on each level, on inquiry.

Inside Acacia Estates, a short drive from BGC.

Savemore Market sits about 150 meters from the gate, inside the township itself, which is close enough that the everyday errand is a walk rather than a drive. Puregold Taguig is about 1.2 kilometers out, and Taguig City Hall and Medical Center Taguig are both a little over a kilometer away, so the city government and the nearest hospital sit on the same short trip.

Bonifacio Global City begins a few kilometers north: SM Aura Premier about 3.1 kilometers north-northwest and Market! Market! about 3.5 kilometers, with Treston International College about 3.6 kilometers and the University of the Philippines BGC campus about 3.7 kilometers north.

Unit types

3 floor plans across the five buildings.

Two Bedroom inner units and Three Bedroom end units, the standard DMCI Homes floor plans for this community. Sizes shown are the complete designed range.

Sizes on the cards cover the complete designed range for each type across all five buildings. They are the unit area plus its balcony: they exclude the service area DMCI Homes allocates one per unit, so the total area on a price list or a contract reads about 7 square meters larger than the size shown here. The layout plate for each type is on the card above, and each sheet lists the service area on its own line. Interiors shown are representative. Model units are dressed by interior designers, so the layout is accurate but the finishes are not the turnover finishes. Actual turnover finishes and materials are covered at presentation and listed in your contract before you sign.

Design

Modern Balinese, a resort read rather than a city one.

The Birchwood follows a Modern Balinese theme, a contemporary take on Balinese-inspired design that keeps clean lines and restrained detailing while holding on to an emphasis on harmony with nature.

It shows in the materials: tropical hardwoods, dark stone finishes and a structured symmetry that give the community the feel of a refined tropical resort without the heavy ornamentation the style is often reduced to.

Kept to six residential levels across five buildings, the place reads as a low landscaped village rather than a tower with grounds attached, with the pools, open lawn and gardens held in the middle and parking put underground.

Units like that open up and get reserved quickly, so message us and we'll tell you what's open today. If nothing fits, register your interest and we'll reach out as soon as the next one opens up.
What is a reopened unit?
A reopened unit at The Birchwood is one DMCI Homes has taken back and is selling again. When an earlier purchase falls through, the unit goes back to DMCI Homes and is offered again as a brand-new unit, fully dressed in DMCI Homes' standard turnover finishes and bought straight from DMCI Homes, not from a previous owner. It is sold on the current DMCI Homes payment terms.
How much does a unit at The Birchwood cost?
Every unit type at The Birchwood is priced in the pricing table on this page, as of October 2026: total prices run from about ₱8.28 million for a 2-Bedroom to about ₱11.92 million for a 3-Bedroom. What does the floor area at The Birchwood include?

They do not include the service area DMCI Homes allocates one per unit, which adds about 7 square meters, so the total area written on a price list, on a contract, or on the layout plates published here reads larger than the size shown on this page. Are floor plans available?
Yes. All 3 unit layouts for The Birchwood are on this page: the 2-Bedroom inner unit, and the two 3-Bedroom end units, one built on a 65.00 square meter base and one on 70.00. The site development plan and the typical building floor levels are here as well. Every sheet states its gross floor area as the total, service area included, so it reads about 7 square meters above the size on the cards. Per-floor plans showing which units sit on each level are shared by a specialist on inquiry.
What amenities does The Birchwood have?
The Birchwood shares one amenity core across all five buildings, with a lap pool and leisure pool, a pool deck and shower area, a clubhouse holding the fitness gym, game area, audio visual room and function room, plus an open lawn and picnic grove, a play area and children's recreation space, a multi-purpose court, grill pits, a jogging and biking path and landscaped gardens and atriums, along with a convenience store, laundry station, WiFi access, standby power for common areas and 24-hour security.
Does The Birchwood qualify for DMCI's Rent-to-Own program?
DMCI Homes' HomeReady rent-to-own program covers ready-for-occupancy units, including the reopened units that come up at The Birchwood. Whether a specific unit can go on HomeReady is confirmed unit by unit at reservation, and the terms change from time to time, so message us with the unit you have in mind and we'll check it for you.
Is The Birchwood turned over?
Yes, and every building has been for years. DMCI Homes turned them over one at a time: Alder in September 2016, Evergreen in January 2017, Oleander in April 2017, Maple in July 2017 and Calathea in October 2017, the last of the five. The Birchwood has been lived in ever since, so what comes up here is a finished home in a settled neighborhood rather than a delivery date to wait out.
Is there a showroom or model unit for The Birchwood?
Model units and showrooms for The Birchwood are available to view, though not always at the project itself: they move as projects are built and turned over. Once a community is finished and lived in, visits are coordinated with property management for security, and we tour you through the amenities and grounds. The units themselves, especially reopened ones, are often not yet dressed for viewing. Viewing is by appointment, so message us before you make the trip and we will confirm what is open to view and where. Your specialist meets you at the viewing and follows up with layouts, availability, and the numbers.
